Most lettings are unfurnished on the basis of Assured Shorthold Tenancy Agreements but where the Landlord wishes to let furnished or part furnished we will advise in detail of the requirements under "The Furniture and Furnishings (Fire) (Safety) Regulations 1988 (As amended 1993)" or other such revised legislation accordingly.
All Landlords are required to have in place the following before allowing a Tenant into possession of the property:
- An EPC - an energy performance certificate which currently lasts for 10 years.
- Gas Safety Certificate - this is required to be undertaken by a regulated person/body and must be renewed every 12 months.
- Electrical Equipment Certificate - this is required yearly and 5 yearly depending on what the Landlord is providing in the property and again is required to be undertaken by a regulated person/body.
Where the Landlord does not have any of these in place we can arrange for any or all of these to be undertaken at a separate cost to the fee proposed for the service levels we offer below.
We offer 3 levels of service:
Letting Only:
We will provide Landlords with the following services:
- Attendance at the property to assess the rental value.
- Advice on marketing and condition of property.
- Photography for marketing (please note we do not see the point of providing photographs of empty rooms unless in exceptional cases where this is beneficial).
- Regular marketing via the internet and local property paper/s.
- Qualify Tenant and take references.
- Complete an Assured Shorthold Tenancy Agreement.
- Register the Security Deposit(compliant with Tenancy Deposit Protection Scheme) - this would be at an optional extra fee of £45.
Letting and Rent Collection Service:
- All of the "Letting Only Service".
- Register of Security Deposit included in the fee.
- Setting up of Standing Order Mandate for payment of monthly rent.
- Hand-over of property to Tenant to agree condition, introduce Tenant to basic services, take utility readings and notify same of details as well as notify Local Council Tax Office.
- Dealing with day to day enquiries to be addressed by the Landlord.
- Monitoring up-to-date payment of rent and following up any initial arrears and keeping Landlord informed accordingly.
- Provision of annual statement of account for tax purposes.
- Where Landlord requires the property to be re-listed we will undertake the final inspection of the outgoing Tenant.
- Organise refund of Security Deposit - level of our involvement depends if property is to be re-listed.
Full Property Management:
- All of "Letting and Rent Collection Service".
- Arrange for cleaning, garden and any other maintenance prior to marketing/re-letting.
- Ongoing Management of Property and Tenant.
- Dealing with emergencies.
- Arranging repairs and maintenance throughout the Tenancy.
- Property Inspections as necessary.
- End of Tenancy Inspection and reporting to Landlord and Refund of Security Deposit.
