Having Found a Property:

Us" and complete the simple information enquiry form
We will need the following before we can proceed with a Tenancy Agreement:
- Details of employment (Accountant details if self-employed) so that we can seek references/confirmation.
- Details of previous Landlord (if applicable) so that we can seek references.
- Completion of Tenant Assessment Application Form which is a simple Credit Check. You can complete this form on-line but we will need payment of the costs before we can process the application form - the fee is £45.
- Confirmation of Bank/Building Society details.
- We will require 2 forms of Identity - one must include a photo with your name and the other must contain proof of your current address
Tenancy Agreement and money requirements:
Once you have satisfied the above and the Landlord has agreed to the letting we will prepare an Assured Shorthold Tenancy Agreement for both Landlord and Tenant to sign.
You will be required to make the following payments in cash or cleared cheque before being given possession of the property:
- Complete a Standing Order Mandate Form for monthly payment of rent.
- One months rent payable up-front.
- One months rent as security deposit. (The deposit is held under a Tenancy Deposit Protection Scheme for the benefit of both Landlord and Tenant).
- Administration fee for preparation of the Tenancy Agreement - the fee is £118.
Hand-over:
Once a date is agreed for the start of the Tenancy the following will happen:
- We will meet you at the property.
- We will agree with you the condition of the property.
- We will show you how to work the heating system (and alarm system if any) where the water main stop-tap is located, the mains fuse panel and any other relevant day to day matters.
- We will take the utility readings and notify them and the Council Tax Office of the details of your occupation.
- We will hand-over keys to the property (and we advise you that we keep one set of keys for emergency purposes only).
Your duties under the Tenancy:
- These are set out in detail within the formal Tenancy Agreement.
- Report all damages and accidents immediately any occur.
- Report all matters of disrepair immediately.
- Pay rent on time - you must pay your rent on the monthly date agreed and in the event of missed payment or if cheques are returned "unpaid" we will make an administrative charge of £25 on each occasion.
- Not to cause a nuisance or annoyance to neighbours and equally to report any such nuisance or annoyance by neighbours immediately.
